Vendor preparation creates buyer competition
Nick Berman of McGrath Hornsby has sold 2A Bolton Avenue, Mount Colah, for $1.6 million after a three-bedroom house prepared by former Socceroo Robbie Hooker attracted three competing offers and a family seeking flexible living spaces.
The three-bedroom, two-bathroom house with single lock-up garage went under contract via private treaty in February after 40 days on market — a solid result given current market conditions.
Hooker, who also served as assistant coach for both the Socceroos and Matildas, undertook extensive hands-on preparation over several months. He cleaned and decluttered, arranged painting, pruned trees, high-pressure hosed outdoor areas, and ensured the home was immaculately presented for every inspection.
The attention to detail paid off.
“Robbie did a lot of the work himself,” Nick said.
“From pruning the trees to high-pressure hosing, he really invested time in getting it right. Inside, they decluttered beautifully and it showed at every open home.”
What buyers noticed most
Inspection feedback centred on the home’s convenient location, low-maintenance yard, solid construction, and flexibility for family living — exactly the positioning Nick had anticipated.
Three offers came through, with the successful buyer a family drawn to the property’s flexible layout. The separate living areas suited their needs, giving different family members their own space.
“The property fitted that particular buyer perfectly,” Nick said.
“The separate living areas for different family members made it work for them in a way other homes they’d seen didn’t.”
The $1.6 million sale price sits 23 per cent above Mount Colah’s $1.3 million median house price, according to recent market data, reflecting both the property’s premium presentation and the buyer’s emotional connection to the layout.
Why the campaign succeeded
Hooker was delighted with the outcome and the campaign execution.
“He thought the campaign was excellent, professionally run, and well organised,” Nick said.
The result demonstrates how vendor preparation and strategic positioning of a property’s unique strengths can create genuine buyer competition. For vendors listing in the area, Nick’s approach shows the value of investing time in presentation and understanding which buyer segment will find the property’s layout most compelling.
