Three offers drive pre-auction sale for six-decade family home

McGrath agent secures competitive outcome for long-term vendor

A four-bedroom family home in Hornsby Heights has sold prior to auction after being owned by the same vendor for 60 years, with Nick Berman of McGrath Hornsby navigating three pre-auction offers.

The property at 18 Marine Crescent was built by the vendor and her late husband on a vacant block in the mid-1960s. After six decades in the red brick home, the vendor decided to move to more suitable accommodation.

Nick ran an auction campaign that generated three offers during a one-week negotiation period, with the vendor accepting an offer the day before the scheduled auction.

“The purchaser was happy to have his offer accepted prior, which gave him certainty, given the vendor was selling for the first time after 60 years,” Nick said.

“It gave her certainty as well for the next stage in life, so both the buyer and the seller were happy with coming to an agreement before the auction.”

Preparation delivers presentation edge

The four-bedroom, two-bathroom home with single carport required significant preparation after 60 years of continuous occupation. Nick worked with the vendor and her family to declutter the property, complete minor repairs and painting, then styled the home using existing furniture.

“It came up looking really good,” Nick said.

“It was a red brick house, which was typical of the mid-1960s, and it really stood out as a good representation of a home from the mid-1960s.”

The property sold in 28 days with a contract date of 31 October 2025. The sale price remains undisclosed.

Community connections support transition

The vendor’s strong community ties added another dimension to the campaign, with Nick balancing marketing objectives against the sensitivity of a major life transition.

“She enjoyed working with me and the team and she obviously has very strong community connections,” Nick said.

“She was pleased to get all the support from myself, the team and her family to achieve such a good result which sets her up for the next stage in life.”

According to Domain, Hornsby Heights maintains a strong property market with healthy demand for larger homes. View.com.au reports a median unit price of A$1.71 million for the suburb, with a rental yield of 2.5 per cent across 37 sales in the past year.
