Vip pre-launch campaign drives five registered bidders and $1.11m above reserve

A two-bedroom apartment at Eastgate Gardens in Bondi Junction has sold for $3.21 million, setting a new suburb record after a targeted 24-day campaign by Nicholas Armstrong-Smith of Century 21 Armstrong-Smith.

The result came from strategic pre-marketing and a VIP launch that attracted buyers across all demographicsโ€”downsizers, upgraders and investorsโ€”creating the competitive tension that drove five registered bidders to push the final price $1.11 million above reserve.

Pre-launch strategy created early momentum

Nicholas says he began with database targeting and a Saturday VIP launch designed to capture interest from the building, surrounding area and qualified buyers already seeking two-bedroom apartments in the Eastern Suburbs.

“We pre-marketed the listing and had a VIP launch on the Saturday to allow a lot of people to come from the building, from the area and who had already, from our expansive database, shown interest in two-bedroom apartments,” Nicholas said.

The approach generated consistent attendance across twice-weekly inspections, with buyers spanning all life stages and investment profiles.

Auction day delivered record result

Five registered bidders competed on auction day, with the contest narrowing to two determined buyers before the property sold well above expectations.

“It came down to two who both really wanted to call this property home. It kept going and going. It ended up going for $1.11 million above the reserve price, which was an extraordinary result.

“The ultimate sale price was $3,210,000, which was extraordinary.”

The vendors praised the campaign execution, highlighting the marketing strategy, team communication and overall results.

Location and building amenities drove buyer interest

The 19th-floor apartment features a 12-metre balcony spanning the full length of the residence, with northerly light and district views extending to the Harbour Bridge.

“It’s low supply and hot demand that’s a consistent driver across this suburb and that’s what continues to feed the growth,” he said.
