VIP launch strategy delivers $2.675 million Bondi Junction result prior to auction

Strategic VIP launch and building community engagement secure premium result for Grafton Street apartment

A three-bedroom apartment at 804/81 Grafton Street in Bondi Junction has sold for $2.675 million, with Nicholas Armstrong-Smith securing the result after 27 days on market.

The outcome reflected a targeted marketing approach that prioritised the building’s internal community alongside broader market exposure, capitalising on the property’s position within a well-managed complex just 6 kilometres from Sydney’s CBD.

VIP launch generates early momentum

Nicholas implemented a VIP launch event before the formal marketing campaign began, inviting residents from within the building and surrounding properties and buyers on our existing database to view the three-bedroom, two-bathroom, two-car-space apartment.

“The beautiful thing about a building like this is that the best salespeople come from within the building as they talk with their friends and family that love to live in such a centrally located and well-run building with great building management which is why our VIP events are so popular” Nicholas said:

The strategy was effective in creating immediate interest, complemented by professional photography, Domain and realestate.com.au listings, office window advertising and an active social media campaign.

Long-term relationship drives vendor confidence

The vendors had purchased the property through Nicholas’s team several years earlier, with Century 21 Armstrong-Smith managing the asset throughout their ownership period.

“The vendors were lovely actually. They’d purchased the property from us a number of years ago. Shona and her team had managed the property for the entire time that they had owned it and been very happy with the management of the property,” Nicholas said:

The existing relationship gave the vendors confidence in both the marketing strategy and the agent’s knowledge of the building’s buyer profile, contributing to their decision to sell prior to the scheduled auction.

Market context supports premium results

The sale price was significantly above Bondi Junction’s median unit price of $2.415 million, according to Domain data for three-bedroom apartment.

Nicholas noted the ongoing strength of well-managed buildings in the precinct.

“We’re just really pleased there’s several buildings in Bondi Junction that are 20 or 30 years old, really well built with really great building management. We’ve sold several of those apartments last year and we love selling these quality apartments and look forward to selling many more of them in the years to come,” he said.

The contract settled on 6 December 2024.
