The 103sqm apartment’s appeal extended across multiple buyer groups, from downsizers seeking low-maintenance luxury to growing families wanting space and security.
Nicholas Armstrong-Smith listed the property exclusively on the Century 21 Armstrong-Smith website and the global Century 21 network, supplemented by a social media campaign across Facebook, Instagram, YouTube and TikTok featuring property videos produced in-house.
“We have a very expansive database of active buyers looking for three-bedroom properties, and we leveraged that to find the right buyers for this fantastic apartment,” Nicholas said.
“Between our database, our newsletter broadcasts, social media and direct phone calls to interested parties, we knew we’d be able to sell this very effectively.”
Targeting the right demographics
The apartment’s configuration proved ideal for multiple buyer profiles. Dual balconies, a sun-drenched rear living area, separate kitchen with ample storage, and three large double bedrooms – including a main with ensuite featuring both bath and separate shower – created strong appeal.
A separate internal laundry, air conditioning, lock-up garage and 103sqm of floor space further elevated the property’s position in a competitive market where Domain.com.au reports a unit median price for three-bedroom apartments of $2.415m with an average of 114 days on the market.
Building amenities including security foyer, level lift access, communal pool and barbecue area added to the lifestyle offering.
Database-driven approach
Nicholas’s strategy centred on reaching pre-qualified, finance-approved buyers already registered for three-bedroom properties in the Eastern Suburbs.
“We emailed our newsletter, we emailed our buyer list for three-bedrooms, local buyer’s agents we regularly work with and reached out to people looking to downsize or upsize,” Nicholas said.
The contract was signed in September, with the sale price remaining undisclosed at the vendors’ request.
The result reinforces the effectiveness of sophisticated database marketing combined with digital content creation – an approach that reduces time on market while maintaining price integrity through targeted buyer engagement.
