Top-floor studio apartment snapped up before auction in Bondi Junction

Targeted database and multi-channel digital campaign deliver swift result at entry-level price point

A top-floor studio apartment at 521/29 Newland Street, Bondi Junction, has sold prior to auction for $430,000 after just 14 days on market, led by Nicholas Armstrong-Smith.

The result came from a multi-layered campaign combining the agency’s advertising right next door to the property, a curated database of investors and first-home buyers, and comprehensive digital marketing that generated 2,800 views across Domain and realestate.com.au – demonstrating how targeted outreach and high-exposure infrastructure can compress sales timelines even at the entry-level price point.

Database and digital firepower

Nicholas said the agency maintains an extensive database segmented by investor appetite and first-home-buyer readiness, allowing the team to match properties with pre-qualified buyers before public auction day.

“We went to our active buyer list and our wider database of investors and first-home buyers, then supported that with letterbox drops to neighbours and residents in the building,” he said.

“The property was advertised on Domain and realestate.com.au and had 2,800 views, plus a high number of saves and shares. We also promoted it across Facebook, Instagram, TikTok and YouTube, office window marketing, traditional channels and innovative tactics combined to create urgency.”

Property appeal and location

The studio apartment featured east-aspect living, streamlined interiors, a sleek integrated kitchen, air conditioning, built-in storage and entertainment unit, and a freshly renovated bathroom. The building offers an updated common rooftop pool with sun deck.

Located opposite Eastgate Shopping Centre, the property sits within walking distance of Centennial Park, Bondi Beach, Westfield Bondi Junction and the train station – attributes that broaden appeal across investor and owner-occupier segments.

Vendor feedback

Nicholas was honest and transparent throughout the entire process, which made a huge difference. Even though I never met Nicholas in person, he was extraordinarily pleasant to work with. He always provided clear, real-time explanations, which was so reassuring. He managed to sell our property well before the auction date, and I’m very grateful for his expertise, well-natured demeanour, and commitment to getting us a great result. Thank you Nicholas.
