Natalie Cowlrick has sold a five-bedroom house at 23 Kilburn Street in Chermside for $1,770,000, ending a 24-hour negotiation between a determined family and a growth-focused investor.
The campaign reset came after the vendors’ disappointing experience with a previous agent. Natalie’s approach was to cast a wider net — positioning the property for both family buyers and investors rather than limiting the market.
The dual-market strategy
The second kitchenette area made the property ideal for multi-generational families, while the rental history told a different story: the company vendor had been leasing it room by room for $1,700 per week.
“We made sure the property appealed to growing families and families which were multi-generational because of the second kitchenette area, as well as investors as it had been held by a company which was renting it out per room,” Natalie said.
Staging matched the quality of the renovations, and a targeted social media campaign across Facebook and Instagram used video content to reach multiple demographics.
Six offers and a 24-hour standoff
The campaign attracted six offers. The final negotiation came down to two buyers — a local family upgrading for space, and an investor focused on growth suburbs.
“The negotiations did take over 24 hours, but the family were not prepared to relinquish this home at any cost,” Natalie said.
The five unsuccessful buyers remain active in the area, a detail that signals continuing demand for future vendors.
Buyers consistently commented on the quality of the renovations and the exceptional block size — exactly what Natalie had anticipated would resonate.
Chermside’s family appeal
Chermside sits in Brisbane’s established northern suburbs, known for family homes with solid land holdings. The 711-square-metre block and established school catchments position the area as a natural upgrade destination for local families seeking more space without leaving the region.
Vendor vindication
For the vendors, the result delivered more than a strong price. After being over-promised and under-delivered by the previous agent, they were thrilled the property eventually sold — and particularly pleased it went to a family who would appreciate the work they’d put into the additions and renovations.
“The vendors were super excited with this sale,” Natalie said.
“They were happy that the property eventually sold even though it did take a little bit longer, but the result was fantastic and they were very, very happy to ensure that the property was moving on to someone who would fully enjoy the work that was put into the additions and renovations on the home.”
