Three-bedroom sub-penthouse achieves $2.25m in 17-day campaign

The Hamilton-based agents closed the sale in just 17 days via private treaty, navigating strict vendor timelines while attracting multiple offers for the property at 21709/8 Hercules Street.

Megan used artificial intelligence to generate listing descriptions tailored specifically to owner-occupier personas, a strategy designed to cut through generic property marketing.

The three-bedroom, two-bathroom sub-penthouse includes two car spaces and a 90-square-metre private rooftop terrace. Megan and Andrew listed the property on realestate.com.au and leveraged social media to maximise buyer reach.

The vendors had already contracted on another property, creating pressure to achieve both maximum price and settlement certainty.

“The vendors were over the moon – not only with achieving the highest price in the complex, but also with a contract that aligned to their other settlement requirements,” Megan said.

The contract was signed on 24 April 2025.

Three-bedroom units in Hamilton have a median price of $1.268 million, according to Domain. The $2.25 million result sits well above the suburb median, reflecting the sub-penthouse’s uniqueness and attributes, and Megan and Andrew’s strategic execution.
