Peter Travlos has opened McGrath Taylors Lakes, a new office 20 kilometres northwest of Melbourne’s CBD, servicing an extensive catchment across the City of Brimbank.
Chris Mourd, head of franchise for McGrath, said the opening builds on the network’s growth in Victoria.
“The opening of Taylors Lakes represents another important step in our growth across Victoria,” Chris said, adding that Peter’s “passion for the local community, combined with the strength of the McGrath brand and platform, creates a compelling opportunity to deliver excellent outcomes for clients and to continue building market share across the region.”
Peter said the region’s scale and infrastructure pipeline made it the right time to launch.
“The City of Brimbank region in which we are located, represents a substantial and evolving market, with our office strategically positioned at its heart,” he said.
“With a diverse residential market and significant future housing and infrastructure investment, the region presents a strong opportunity for a premium brand. Now is the time for us to embrace that evolution and take the next step.”
He said McGrath’s positioning suited the kind of business he wanted to build.
“McGrath has a strong reputation for premium service, relationships led by agents and a more personalised approach to real estate,” Peter said.
“That positioning is particularly attractive to me because I want to build a business based on lasting client relationships, repeat and referral business, and strong local market knowledge rather than simply transaction volume.”
The office will cover suburbs from Calder Park in the north to Derrimut in the south, and from Keilor Downs and Deer Park in the east to Thornhill Park in the west, including Taylors Lakes, Taylors Hill, Sydenham, Hillside, Kealba, Keilor, Keilor Downs, Delahey, Deer Park, Caroline Springs, Burnside, Burnside Heights, Kings Park, Deanside, Aintree and Fraser Rise.
The catchment includes Sunshine, named a top pick in the McGrath Report 2027.
McGrath Taylors Lakes opens with a sales team of eight and five support staff, alongside a property management division of 11 staff managing 740 properties, which the agency plans to expand.
Fifteen auctions are scheduled through November, including properties in Caroline Springs, Keilor Downs and Taylors Lakes.
Peter said buyer interest was coming from both local and interstate markets, with growing investor demand drawn to the area’s value and yields.
First home buyer activity has slowed, he said, but aspirational buyers are emerging, moving into the million-dollar market to purchase second or third homes.
“Our team stands out through a combination of innovative selling strategies, a strong team culture and a genuine connection to the local community,” Peter said.
“One of our key points of difference is our in-room auction events, which continue to generate strong competition and outstanding results for our clients, with the 75% average clearance for the past 8 years.”
