The Torquay office, led by principal Sam Parsons, joins existing McGrath branches in Geelong and Armstrong Creek. Together, the three offices will service a corridor stretching from urban Geelong through growth estates to premium beachside suburbs.

“We are strategically positioned across Geelong, Armstrong Creek and now Torquay – connecting a high-growth coastal and urban corridor that represents one of Victoria’s most exciting and premium property markets,” Parsons said.

The region is experiencing strong population growth driven by lifestyle migration from Melbourne and interstate buyers seeking coastal living at prices below metropolitan Melbourne.

Torquay’s median house price sits at $1.2 million, up 1.1 per cent in 2025, with forecasts suggesting a further 1.2 per cent increase in 2026, according to data from Cotality. The rental market has strengthened more sharply, with house rents rising 10.8 per cent over the past 12 months to a median of $720 per week. Unit rents increased 5.5 per cent to $580 weekly.

“While market values have moderated slightly, long-term growth is strong, rental demand is resilient, and lifestyle appeal continues to attract permanent-home buyers and sea-changers,” Parsons said.

The new office will also cover Jan Juc, the internationally recognised surf destination of Bells Beach, and the semi-rural areas of Bellbrae and Freshwater Creek, which offer acreage properties within easy reach of the coast.

Parsons pointed to infrastructure investment as a factor supporting the area’s appeal, including a new $46 million aquatic and recreation centre.

Recent sales in the area include a $3.65 million oceanfront property at 225 The Esplanade on 1,000 square metres, alongside family homes in the $1.3 million to $1.5 million range.

The McGrath Torquay office is located at 22 Bell Street.
