McGrath Estate Agents has opened in Torquay, extending its Victorian footprint along a high-growth corridor that now runs from Geelong through Armstrong Creek to the Surf Coast.
The move gives McGrath three connected offices servicing a region experiencing significant population growth from Melbourne sea-changers and interstate buyers seeking coastal living.
McGrath Torquay principal Sam Parsons said the expansion positions the group across what he describes as one of Victoria’s most exciting premium property markets.
“We are strategically positioned across Geelong, Armstrong Creek and now Torquay – connecting a high-growth coastal and urban corridor,” Parsons said.
The Torquay office will cover Jan Juc, the internationally recognised surf break at Bells Beach, and semi-rural areas including Bellbrae and Freshwater Creek, which offer acreage properties within easy reach of the coast.
Parsons said the region’s fundamentals remain strong despite some moderation in values.
“Long-term growth is strong, rental demand is resilient, and lifestyle appeal continues to attract permanent-home buyers and sea-changers,” he said.
“We are seeing high buyer and tenant demand across both sales and property management due to the area’s affordability compared to Melbourne.”
Torquay’s median house price sits at $1.2 million, with modest growth of 1.1 per cent recorded in 2025.
The rental market has shown stronger movement – median weekly rents increased 10.8 per cent over the past 12 months to $720 for houses and 5.5 per cent to $580 for units. Yields range from 3 to 3.5 per cent.
Parsons pointed to infrastructure investment as a key drawcard, including a new $46 million aquatic and recreation centre.
The three McGrath offices will service a broad market mix – from first-home buyers in Armstrong Creek’s growth estates through to premium coastal homes and luxury properties along the Surf Coast.
