The property — a four-bedroom, two-bathroom house with five car spaces on small acreage at 151 Verdon Drive, Sancrox — went under contract before it went to the open market.
Pre-campaign access triggered immediate buyer response
Luke approached the sale by engaging his network of active buyers before the property went public. After securing a valid marketing contract with the vendors, he identified potential purchasers and offered them early access.
“We reached out to the buyers by phone and let them know that the property was coming to market,” Luke said.
“They asked if they could see it prior to the campaign launching. We arranged the inspection with both the buyers and the vendors while marketing preparation was underway — so the property was looking at its absolute best.”
The buyers’ response was immediate. After the first inspection, they requested a second viewing the following day.
Urgency and confidence
The buyers’ motivation was clear — they wanted to secure the property without risking it going to open market.
“They absolutely fell in love with the property and decided to make an offer, wanting to secure it and not let it risk going to market and going to someone else,” Luke said.
The written offer came in above the vendor’s expectations, despite the vendor having received several appraisals before appointing Luke.
Vendor given option to test the market
Luke presented the vendors with options. While the offer exceeded their expectations, he wanted them to feel confident they weren’t leaving anything on the table.
“We obviously explained that we wanted to make sure they felt like they weren’t leaving anything on the table and did offer to give them time to think on it,” Luke said.
“But they were very confident in the offer that had been made. They didn’t see the need to risk what they had already.”
