The 251 Silver Hill Road property wasn’t just another house sale. For the vendors, it was a deeply loved home they’d chosen for the same reasons the new buyers fell for it — the charm-packed cottage, established fruit trees and veggie garden, chicken coop, and 31 acres of native bushland offering genuine self-sufficiency.
Painting the lifestyle picture
Karl knew this style of property would attract quick interest, but the strategy was deliberate.
“The property itself represents the quintessential Huon Valley style country residence that people are looking for,” Karl said.
“We did all the usual marketing plus a bit to ensure we canvassed all of Australia and found the perfect buyers.”
That “plus a bit” involved specialised photography tailored to the property’s character, and video content designed specifically for social media targeting.
“Our videos are tailored mainly to social media marketing. Our social media targeted marketing is very specialised, making sure that we target specific groups and not just randomly anybody,” Karl explained.
“So canvassing the whole of Australia using video and then directing that traffic to the website seems to work very well for our style of properties.”
The self-sufficient appeal
What made the cottage so compelling was its turnkey lifestyle offering. The pretty gardens, well-established fruit trees and vegetable garden out the back, and the chicken coop in the corner painted a picture of country living that resonated powerfully with the right buyers.
“A lot of people want to enjoy and live that life, but rarely give themselves the opportunity,” Karl said.
“Actually painting that picture and giving the buyers the opportunity to visualise themselves in that environment certainly won them over.”
The vendors had styled the property beautifully, understanding what they’d loved about it and presenting that authentically.
“They really understood what it was that they enjoyed about the property and that was transferred through by the way they presented it,” Karl said.
The right buyer emerges
The campaign attracted surprising diversity — single people, older couples, early retirees — but Karl knew exactly who the ideal buyer was.
“We thought there might have been very much just that one style of buyer type, being that young family trying to achieve a self-sufficient lifestyle, but we actually attracted quite a range,” he said.
Despite multiple interested parties, only one buyer was prepared to meet the vendors’ expectations. The young couple with young children fell in love with the property and the opportunity to teach their kids self-sufficiency.
For the attached vendors, finding the right people made letting go easier.
“I think it was the perfect buyers that made it easier for them to let it go,” Karl said.
What’s happening in the Huon Valley
Karl is seeing consistent demand from what he calls “population escapees and climate refugees” alongside traditional lifestyle seekers.
“This style of property really falls into the exact type of reason why people want to move to the valley. It is the reason people move to Tasmania, but also to the valley that we live in,” he said.
His advice for vendors in the area is straightforward: understand your buyer.
“We are in an area that has a huge diversity of property types. So really understanding what the property offers and to what type of buyer is probably the most important thing,” Karl said.
“Having us around and discussing those points really do make a difference to giving confidence to the seller — making them understand that we understand who we’re targeting and why.”
