A Harcourts Launceston agent has sold a two-bedroom house at 18 Lord Street in just seven days after attracting 17 offers through strategic ‘offers over’ pricing.

Jeremy Wilkinson of Harcourts Launceston has achieved a seven-day private treaty sale after implementing an ‘offers over’ pricing strategy that generated exceptional buyer interest.

The two-bedroom, one-bathroom house with single-car accommodation at 18 Lord Street drew more than 65 inspections during its brief campaign, with vendors presenting the property in premium condition.

“It was presented beautifully first off by our vendors but we had amazing photography, great write up and did a number of open homes attracting 65 plus people through that campaign,” Jeremy said.

Managing multiple offers

The strong response resulted in 17 written offers, requiring Jeremy to deploy his three-person team to manage negotiations efficiently.

“I had to use my three assistants to get this together because we were very busy as we put a hard close date on it with a 12 o’clock deadline,” he said.

The tight deadline strategy allowed vendors to assess all offers within a compressed timeframe, with the contract executed on 14 October 2025.

The result aligns with broader Launceston market conditions, where Domain data shows diverse demand across two and three-bedroom houses, while View.com.au reports median unit prices of $645,000 with rental yields reaching 3.8%.
