Downsizers secure new Kooindah Waters home off-market after months-long search

Jason Cozens of Stone Real Estate Wyong secured $1.3 million for a four-bedroom new build at 43 Windsorgreen Drive, Wyong, by staying in touch with a pair of downsizers for months after showing them a different property — then matching them perfectly when number 43 neared completion.

A four-bedroom house with two bathrooms and a double lock-up garage at 43 Windsorgreen Drive, Wyong, sold off-market for $1.3 million in early March 2026, the result of a deliberate buyer-matching strategy that began months earlier.

The couple first saw a different property at 37 Windsorgreen Drive with Jason. They loved the area and the house but weren’t quite ready to commit at that stage.

Finding the right property at the right time

Jason stayed in touch with the couple while working with builder Jack from Malibu Constructions on the new property at number 43, further down the same street.

“Chris and her partner had been looking in the area for a while,” Jason said.

“When 43 Windsorgreen Drive came along during the build process, I knew it could be the right fit.”

Jason took them through during construction, allowing them time to see the quality of the Malibu build and visualise the finished product.

As the build neared completion, their circumstances aligned and they were ready to move.

What sealed the decision

The floor plan suited their needs, the outlook appealed, and the brand new construction meant they could personalise certain details to their preferences. The Malibu Constructions signature finishes also resonated with them.

Jason showed three to four different groups through off-market, but the couple were the ones who connected with the property from the beginning. The fact they already had friends living in the Kooindah Waters estate made the decision even easier.

“They’re over the moon,” Jason said.

No marketing campaign required

The off-market sale benefited both parties. The builder could move straight on to the next project without a marketing campaign, while the couple secured the property without competing in an open market.

Jason said the result reflected the value of patience in real estate — recognising genuine interest early and maintaining relationships until timing aligns can deliver results that benefit everyone involved.

Wyong’s housing market has seen steady growth, with the median house price rising to $842,000 in 2026 according to realestate.com.au, with homes typically spending 35 days on market. This premium new build attracted buyers seeking quality construction in an established estate.
