A four-bedroom house at 9 Talisker Street, Tarneit has sold for $665,000 – the highest price achieved among five comparable properties on the same street – following a 26-day campaign by Jalpa Patel and Jerry Jacob of YPA Tarneit – Truganina.
The two-bathroom, two-car family home on 375 square metres attracted four offers during the private treaty campaign, which concluded in December 2024.
The duo’s result outperformed four comparable sales on Talisker Street over the previous 12 months, including a larger 384-square-metre property at number six that sold for $660,000 and three similar homes that achieved between $580,000 and $650,000.
Research-driven vendor selection
The vendor, Claire, selected Jalpa after researching her previous result at 27 Tallinga Street, Tarneit – another property that achieved a premium price compared to comparable sales in the immediate area.
“The vendors were very happy that they took the time to do their research and choose the right agent. With a considered strategy, we were able to secure a premium result by focusing on the best buyer rather than simply the first offer.” Jalpa said.
“She gave us very good reviews on Rate My Agent, realestate.com.au and Google. She said anybody can sell a house, but getting the best price requires expertise.”
“We cannot thank Jalpa and Jerry from YPA Tarneit – Truganina enough for their incredible support during the sale of our property. If you want agents who are professional, proactive, and genuinely care about their clients, look no further than this duo!” Claire wrote in her online review of Jalpa and Jerry.
Director-level service model
Jalpa attributes the result to YPA Tarneit-Truganina’s approach of maintaining director-level involvement throughout the sales process rather than delegating to junior staff.
“We don’t handball our listings to junior assistants on hourly rates,” she said.
“This is the highest-valued asset for every vendor. If you want the highest price for your highest-valued asset, you need the best negotiators. We choose to work with a limited number of vendors at a time and focus on results, not volume numbers.”
Competitive pricing strategy
The campaign included professional staging and realistic pricing designed to generate competition among buyers.
“We went with realistic pricing to fuel more competition,” Patel said.
“That’s how we attracted multiple offers and achieved a quick turnover.”
The 26-day marketing period resulted in four formal offers, allowing the vendor to negotiate from a position of strength.
Tarneit continues to attract strong buyer interest as a growth corridor 25 kilometres west of Melbourne’s CBD, with median house prices sitting at approximately $654,000 according to recent market data.
