Helen Politis has achieved $1.53 million for a ground-floor apartment in Wynnum, Queensland, exceeding the vendor’s reserve after strategically pivoting a 60-day campaign to auction.
Helen Politis knew from the outset that selling a ground-floor apartment in a water-focused suburb would require a different approach. Without the bay views that typically command premium prices in Wynnum, the property at 101/117 Chestnut Street needed a strategy built on patience and precise timing.
The three-bedroom, two-bathroom apartment with dual car spaces presented an unusual proposition in a market where elevated positions reign supreme. Yet Helen saw opportunity where others might have seen obstacles.
“Our vendors’ priority was achieving the best possible price rather than a quick sale,” Helen said.
“They needed time to find their next property, so we used that window to build genuine interest in the market.”
The result vindicated her approach – $1.53 million at auction, and notably above the reserve price.
A campaign of two phases
The property spent 60 days on market during the initial phase, generating what Helen described as near-record portal engagement. The ground-floor position, rare in the area, attracted sustained attention from buyers seeking accessibility and convenience.
When the vendors secured their next home, Helen pivoted swiftly to a three-week auction campaign. On the day, around 20 people gathered in the ground-floor apartment to watch three registered bidders compete – one via telephone and two in the room.
“The successful bidder went to the $1.53 million mark and called it home straight away,” Helen said, noting the lucky buyer returns to the very street he grew up on.
Service beyond the standard
With vendors juggling work travel and launching a new business, Helen and her team stepped in to style the property themselves – a hands-on commitment that built deep trust throughout the campaign.
“They really found our hands-on service quite unique,” Helen said.
“We were very communicative, and that helped get the result we achieved.”
Bayside appeal
Wynnum sits on the shores of Moreton Bay, approximately 15 kilometres east of Brisbane’s CBD. Known for its relaxed bayside lifestyle, the suburb offers a village atmosphere with waterfront dining and easy access to Manly Harbour – often compared to Sydney’s Balmain for its blend of character homes and coastal appeal.
