The vendors were initially cautious, David says, given the upfront costs and lost rental income.

“Obviously there’s a lot of money that was going to be spent and the loss of rental income. However, their expectation was to get to that $2.1M level and I suggested to them once we did this work that we’d probably be sitting in that $2.2M to $2.3M range.”

Vacant possession and a full presentation overhaul

The work included painting key areas, garden maintenance, professional staging to enhance presentation and create emotional connection, and a full photography session.

David deliberately timed the campaign to run before Easter, capitalising on buyer activity ahead of the public holiday break.

At inspections, buyers commented that the house was well-presented and ready to move into, with potential for a modern renovation down the track.

The vendors were thrilled with the outcome, David says, particularly given the challenging economic conditions.

“Couldn’t believe that we were able to achieve a result which was towards the upper end of my range. Not only that, it was just clear transparency. We had a game plan. It worked.”
