A deceased estate at 20 Ronald Avenue, Earlwood has achieved a $2.28 million auction result after an intense bidding duel between two determined buyers drove 30 rapid-fire rises within minutes.

The property’s 30 September 2025 sale stood out for its competitiveness and speed, finalising just 22 days after launch. The outcome also surpassed Earlwood’s recent median house price of $1.96 million, according to Domain and NSW Valuer General data from September 2025.

Strategic Auction Approach

Selling agent Christopher Chrysanthou from Raine & Horne Bardwell Park/Kingsgrove/Earlwood said the campaign focused on generating strong attendance and emphasising the home’s redevelopment potential.

“We wanted to create urgency and competition,” Christopher said.

“Because it was a deceased estate, we made it clear the sale would go ahead on auction day. With a modern home next door, buyers could easily see the site’s potential for a new build.”

The approach attracted nine registered bidders for the three-bedroom, one-bathroom home with a single car space, sitting on a generous block close to Earlwood’s village amenities.

Competitive Bidding Energy

Bidding opened at $1.5 million and escalated quickly as participants recognised the long-term opportunity. When the price moved through the $1.9 million mark, two buyers pushed each other through 30 consecutive bids, carrying the figure to $2.28 million before the hammer fell.

“The energy was electric,” Christopher said.

“Neighbours and buyers alike were cheering the final moments — it was a great example of how strong interest can transform an auction.”

The vendors praised the communication and transparency throughout the three-week campaign.

“From start to finish, the process was seamless,” they said.

Market Context

Recent data highlights Earlwood’s continued strength in 2025. Houses in the suburb typically remain on the market for between 47 and 67 days depending on size, yet the Ronald Avenue property sold in just 22 days — well below average. Auction clearance rates remain strong, between 71 and 78 per cent in the year to September, underscoring resilient local demand.
