Young couple to restore hand-built European home surrounded by bushland

Chanelle Rosebrock has secured $1.4 million for a five-bedroom house in Cordeaux Heights that the vendor built by hand 35 years ago, finding a young local couple who will restore the European-inspired home.

The campaign required a different approach from the start.

Chanelle’s elderly vendor lacked the capacity to stage the property or renovate it prior to going to market. She absorbed the full responsibility herself by organising professional photography and running broad exposure across national and international property portals to showcase the unrestored home at its best.

What drew buyers to the property

The 1,330 square metre block surrounded by gum trees became the hero of every inspection.

“Most people were drawn to the sheer grandeur of the property, given it was a 1,330 square metre block surrounded in gum trees,” Chanelle said.

That natural setting, combined with the European-inspired home the vendor had built by hand over three decades earlier, created a unique proposition in the market.

Four buyers competed for the property. Finding the right buyer mattered more to the vendor than the speed to sell.

“For the vendor, it was about finding the right buyer who appreciated the architectural design in addition to the natural surroundings,” Chanelle said.

The buyers who won

A young local couple committed to a complete renovation for the property at 58 Booreea Boulevard, planning to bring the house back to its full potential.

The vendor’s response to the match revealed how much the emotional connection mattered.

“The vendor was excited to think such a young couple would like to take on a relatively old house in its original condition to do up and bring it back to its former glory,” Chanelle said.

The sale took 88 days — longer than some campaigns, but the right timeline for this property.

The strategy behind the result

Chanelle’s experience with the campaign confirmed what she tells other vendors in similar positions.

“Property styling is not always necessary but maximum marketing exposure always helps. Not every house sells in a week – but that isn’t important to a vendor who’s lived in the same house for 35 years,” she said.

That patient, buyer-focused approach delivered both the price and the outcome the vendor wanted.

When the contract went unconditional on March 20, the vendor’s reaction said everything about the campaign’s success.

“He was tickled pink,” Chanelle said.

The neighbourhood context

Cordeaux Heights sits within the Wollongong council area, a suburb of 4,460 residents with a median age of 43. The property’s 1,330 square metre block surrounded by gum trees offered a rare combination of space and natural setting within a well-established residential area, with Unanderra Public School and Figtree High School both within easy reach.
