How 875sqm of opportunity attracted interstate investors in under two weeks

Trent Regan and Brooklyn Ayre has sold a three-bedroom house at 16 Leah Street, Burpengary for $959,500 after just 11 days on market, generating 20 written offers from a targeted investor campaign.

Trent and Brooklyn were given a clear brief from the owner of 16 Leah Street, Burpengary: prepare and present the home as if it’s your own. That level of trust allowed the C21 Aspire Group director to take full control of the pre-market strategy, coordinating tradies and landscapers to ensure the three-bedroom house showed its absolute best before launch.

The investment paid off. The property attracted 40 groups at the first open home and generated 20 written offers, selling for $959,500 after 11 days on market – close to $100,000 above recent comparable sales in the area.

Turnkey investment with dual-income potential

The sales team identified a growing pattern of investors seeking properties with opportunity for two income streams. The 875sqm block offered potential for a granny flat or modular home in the backyard, creating a second rental return alongside the main dwelling.

“We really tried to target buyers looking for investments that have opportunity for two streams of income,” Trent says.

“The top four buyers on this were all investors looking for a property like this to create two streams of income.”

The marketing emphasised land size and council permissions for secondary dwellings. Trent and Brooklyn also worked directly with buyers’ agents who specialise in this property type, inviting them to the open home.

Five of the highest-level buyers came through buyers’ agents – three from Brisbane and two from Sydney. What made them commit was the home’s presentation: the main residence needed no money spent on it, allowing investors to focus purely on the granny flat development and receive rental return from settlement day.

Strategic preparation creates competition

The pre-market preparation involved Trent’s handyman and painting tradies fixing touch-ups throughout the home, while landscapers organised gardens, rubbish removal, lawn preparation and edging.

“Every decision was made with the buyer in mind – how they feel when they walk through the door, how the home would photograph and ultimately how it would create an emotional connection from the very first impression,” Trent says.

The property launched through C21 Aspire Group’s Amplify marketing campaign, designed to maximise exposure and create competition rather than limiting the audience with a set price.

The response was immediate. Twenty ‘written’ offers came through a digital platform that allows buyers to submit bids online with a self-ranking system showing where they sit in the competition.

“Half an hour prior to the close, we like to sit with our sellers and be very transparent to show them where the buyers are making their offers, where they’re sitting and more importantly, where they’re stopping from increasing,” Trent says.

Location appeal

Burpengary’s 875sqm blocks are attracting investor attention as council regulations permit secondary dwellings on appropriately sized properties. The suburb sits within Queensland’s Moreton Bay region, where larger land parcels offer development flexibility increasingly sought by investors targeting rental yield growth.

Exceeding the benchmark

The sellers, who hadn’t sold a property in years, were delighted with both the technology-driven approach and the final result.

“The sellers’ expectations were exceeded by close to $100,000 on this property,” Trent says.

For other Burpengary property owners considering a sale, Trent’s advice centres on campaign design rather than following recent sales data.

“I like to think of recent sales as a guide only. If we had have gone off recent sales in the area for our owner, we would have achieved only an $850,000 or an $860,000 sale,” he says.

“Really heavily invest in an agent that wants to put your property out there and use the best technology and the latest trends and campaigns to be able to get you the best price.”
