Brooke Cadd fights to keep listing and delivers coastal sea change for Adelaide buyers

Brooke Cadd has secured $715,000 for the three-bedroom, two-bathroom coastal home at 8 Harbison Street, Moonta Bay — complete with a single garage and three-bay shed — after a 130-day campaign that tested both market appetite and vendor confidence.

The Ray White Yorke Peninsula sales agent started the October 2025 campaign at $770,000 despite advising the vendors that $740,000 was more realistic — backing their need to maximise proceeds for a move to Woodend, Victoria.

“The vendors had to be able to sell in this market and buy something in Woodend to make it viable for them,” Brooke said.

“So to do that, as well as funding the move, they wanted to get as much as they possibly could. I ended up backing them at $770,000; however, at the end of the day, the market is constantly changing.”

Testing the market and losing momentum

Initial interest at the higher price point came from buyers who appeared close to proceeding around $750,000, but family circumstances forced them to pursue a different property better suited to their needs.

“We held off on reducing the price probably for longer than we should have, holding on to this slight little bit of hope that we may get something come through,” Brooke said.

When a nearby four-bedroom home listed cheaper and went under contract within weeks, feedback turned to concerns about overpricing.

Then another agent approached the vendors directly, and Brooke said she almost lost the listing.

“I had to really fight to make sure that the vendors would trust me through the process.”

Proving value under pressure

Brooke challenged the vendors to identify what the competing agent could deliver that she couldn’t beyond a price reduction — then demonstrated her answer.

She paid for featured banner placement on realestate.com.au from her own pocket, rolled out a vendor-funded, targeted social media campaign to reach genuinely interested buyers, and brought in her principal and colleagues for open inspections.

“They felt more comfortable knowing that we had the manpower of having five offices and seven agents working on the sale,” Brooke said.

“We had to really push our social media presence to show them we could provide the whole team compared to one independent agent.”

The enhanced marketing generated fresh enquiries. The eventual buyers — downsizers from Adelaide’s northern suburbs seeking a sea change — were drawn to the property’s coastal access, three-bay shed for boat storage, and established solar system with a legacy 52-cent-per-kilowatt feed-in tariff.

Coastal appeal on the Yorke Peninsula

Moonta Bay sits on South Australia’s Yorke Peninsula, offering relaxed seaside living with established gardens and generous allotments. The suburb attracts families and retirees drawn to coastal access and the Copper Coast lifestyle, with the property’s 1105-square-metre block typical of the area’s spacious residential character.

What worked for buyers

The shed and solar remained consistent drawcards throughout the campaign, though Brooke noted buyer reactions were mixed on the three-bedroom layout versus the four-bedroom competition nearby.

“A lot of people want another bedroom, but at the end of the day, it all comes down to finding the perfect buyer, which we definitely did,” she said.

The property went under contract at $715,000 via private treaty on 25 February 2026 after 130 days on market.

Brooke advises vendors in similar positions to maintain open communication and trust the process when market conditions require strategy adjustments. She said both vendor and buyer were able to move forward feeling confident in the outcome.
