A Klemich Real Estate agent has sold a three-bedroom house in Adelaide’s Westbourne Park for A$1.435 million in just 21 days, well below the suburb’s 93-day market average.
Brenton Milewski from Klemich Real Estate sold 14 Samson Avenue through a strategy that combined social media promotion, targeted database marketing and neighbourhood engagement, culminating in an auction that attracted over 60 attendees and had 12 registered bidders.
The three-bedroom, one-bathroom house with two-car accommodation sold well above the vendors’ price expectations in a campaign that ran three weeks, 72 days faster than Westbourne Park’s typical selling period.
Building local momentum
Brenton focused on engaging the local community and nearby properties through letterbox drops inviting neighbours to attend the auction, alongside targeted outreach to database contacts who were actively searching in the area and price range.
“The aim was to really push the property out through the local market with social media, local area letterbox drops inviting all the neighbours to come to one of the open inspections and the auction,” Brenton said.
“I hired a coffee truck for the auction offering complimentary coffees to everyone attending and ensured that potential buyers on our Agentbox database who were looking for property in the area within the price range knew of the property and received a personal invitation from me to the open inspections and the auction.”
Creating competitive tension
The comprehensive marketing campaign generated genuine competition, with 124 attendees to the open inspections and all 12 registered bidders placing at least one bid during spirited bidding exchanges reinforcing the property’s appeal to multiple buyer segments.
The auction atmosphere was highly charged with a combination of serious buyers, neighbours and previous attendees to the inspections, all curious about the outcome, creating an energy that galvanised bidder confidence.
“We had over 60 people attending, a lot of them neighbours and curious onlookers, plus people that had come through the property but weren’t going to bid, but just curious as to how the property went, so it had a really exciting vibe to the morning,” Brenton said.
The property sold to a couple who were planning to renovate and extend the property to create their new family home.
