Strategic positioning in a niche market
Anna used a no-advertised-price approach, guiding potential buyers through conversation at $3.6–$3.8 million and restricting access to appointment-only inspections.
“There were very few comparables on five-acre rural properties in the area, and selling it in 28 days is significantly faster than the average days on market for acreage,” Anna said.
Two offers emerged from the controlled campaign, leading to seven days of negotiations.
What sealed the deal
The buyers’ willingness to proceed unconditionally with a 10 per cent deposit, combined with a delayed settlement that suited the vendors’ purchase timeline, proved decisive.
“The owners were also very committed to selling to a family who would really love and appreciate the main house and the granny flat,” Anna said.
The vendors had not sold a property for more than 25 years, and Anna also assisted them in negotiating the purchase of their next home.
