Macarthur agent converts 12-year relationship into swift six-day sale

A considered private treaty campaign balances timing, tenancy and long-term relationships

Anna Younan of Gilbert + Younan has sold a four-bedroom house at 8 Darling Crescent, Harrington Park for $1.15 million in six days, culminating a 12-year relationship that began when she sold the property off-plan.

The result demonstrates how consistent market updates and relationship nurturing can create vendor confidence when timing matters.

With the property tenanted and a six-month lease in place, Anna carefully structured the campaign to respect all parties while still generating immediate momentum, resulting in three offers within 24 hours.​

The private treaty campaign required thoughtful coordination, balancing the vendor’s needs with the realities of selling a tenanted home, while ensuring everyone involved was treated with courtesy and care.

Strategic launch shaped around a tenanted property

Anna launched the property on Monday with a single Saturday open house, conscious of the responsibilities that come with selling a tenanted property while prioritising the vendor’s timing.​

“We made the decision to go online understanding that we could have had a limited buyer pool, however it was important for the owners to proceed,” Anna says.​

“We made sure that when we launched it on the Monday we had an open house on the Saturday. We then opened the home with six buyers attending the inspection.”​

Three families submitted offers following the inspection, with negotiations running Saturday night through Sunday morning.

Delayed settlement seals the deal

The winning buyer proved willing to accommodate both the vendor’s timeline and the tenant’s existing lease.​

“We found ourselves a family who will be owner occupiers that were quite happy and financially able to purchase the home with a delayed settlement and then also subject to tenancy and their vacate date at the end of their lease,” Anna says.​

“This was very important and guaranteed a safe sale for the vendor.”

Relationship foundation built over 12 years

The sale closed a full-circle relationship spanning property management and two sales transactions.

“We actually sold this home off the plan and brand new to this landlord in 2014,” Anna says.​

“We were the managing agents in property management for the entire life of the property and we then were able to sell it which made it an all-round wonderful relationship and experience.”​

Anna attributes the result to consistent communication throughout the ownership period.​

“I believe the importance in this one is the longevity of relationships and nurturing,” she says.​

“I did keep our vendors up to date with the market over the duration of the last 12 years. So built trust and consistency with the market updates.”
