The campaign attracted 10 inspections through a combination of weekend open houses and private appointments, with the property marketed through an auction campaign using no advertised price.
Understanding buyer motivation
The interstate buyers were relocating and evaluating multiple properties, but required a specific settlement date of 19 December to align with their move.
“The buyers themselves were in the market and had the opportunity to secure more than one home,” Anna said.
“One of the very important features of their offer was having the opportunity to settle on the 19th of December – a short settlement,” Anna said.
Strategic vendor positioning

“The home itself was a significant home. It was the drawcard to the buyers, and the owners, understanding the nature of the offer, were happy to accept that for and on behalf of the buyers,” she said.
