Anna Younan of Gilbert + Younan has achieved a $1.2 million result for a five-bedroom house in Elderslie after adjusting her price conversation mid-campaign, converting initial silence into three competing contract requests.
Anna navigated the unique challenge of a 304sqm block in a street dominated by 700sqm-plus properties. Her willingness to recalibrate expectations during the first week proved decisive in a market where precision matters more than patience.
The five-bedroom, three-bathroom house at 19 Purcell Street sold via private treaty after 14 days on market, exchanging on 6 February following a contract date of 18 January.
Reading the market in real time
Anna launched the campaign without a published price, holding two open homes in the first week with 12 attendees. No offers were received following the first open home, prompting a review of buyer feedback.
“The owner’s initial expectations were a lot higher than the comparables,” Anna said.
“This home is on 304 square metres of land and most of the homes around it sit on 700 square metres plus, so there were no true comparables to support the higher guide we initially discussed.”
After sitting down with her vendors and reviewing the feedback from the first open home, a joint decision was made to adjust expectations.
Once Anna repositioned the conversation to a $1.2–$1.25 million range, three contract requests followed, with one family proceeding to secure the home.
Blue-ribbon location with limited precedent
The property’s position in a tightly held pocket near Camden, local schools and walking tracks created strong appeal, but few direct comparables existed to guide pricing.
“It is a blue-ribbon location, very close community, and the access to Camden and walking tracks and the local school is definitely a drawcard for this particular street,” Younan said.
The successful buyers had recently sold another property and stretched their budget to secure the home.
“They did come in thinking that they weren’t sure if they would be able to stretch into this price range,” Anna said.
“It was a very emotional purchase for them, where buying a home to live in has been a long time coming.”
Vendor confidence through communication
Anna maintained close contact with her vendors throughout the campaign, answering questions as they arose and managing expectations as the market responded.
“They were very happy and our communication was on point for them,” she said.
“They were very curious, always articulate and asking questions, and I was able to answer whatever questions came up for them at the time.”
According to Domain, Elderslie recorded 130 house sales over the past year, with a median five-bedroom house price of $1.26 million and rental yields according to view.com.au sitting at 3.1 per cent.
