Anna Younan of Gilbert + Younan sparked a 15-day bidding war for a five-bedroom home at 1 The Kraal Drive, Blair Athol, with six offers competing for the $1.2 million single-level property — leaving three families empty-handed.
The sale succeeded because Anna prioritised vendor communication after a stalled previous listing, providing detailed comparable sales data and negotiating inherited campaign marketing funding — creating the foundation for a competitive 15-day campaign that attracted six offers despite a challenging week-one buyer withdrawal.
Rebuilding trust after a previous campaign failure
The vendors had terminated their previous agency agreement after experiencing poor communication and limited market information from an out-of-area agent. Anna inherited leftover campaign marketing materials and immediately focused on transparent reporting.
“Giving the owners the comparables and seeing them visually was important,” Anna says.
“They had not received a lot of information from the first agent. I helped negotiate with the BNPL campaign funder to reassure them that, as a listing agent, I’d taken over. Campaign Agent, who was funding the marketing, has a history with us, so that was a really helpful part of the process.”
The approach generated 40 inquiries over 15 days, with 16 buyers attending two open inspections.
Anna issued four contracts and fielded six offers.
Single-level layout the key driver
Three families missed out on the property and remain active in the market searching for similar single-level homes.
“That was a very important part of their criteria to buy,” Anna says.
Buyers consistently commented on the home’s single-level design, generous proportions, and proximity to Campbelltown train station and local shopping. The 604-square-metre block appealed to families prioritising public transport access.
“Feedback generally was that the home might have been a little bit dated, but it was definitely in very good condition for its age,” Anna says.
Transparent reporting guided vendor through offer adjustment
The campaign hit a speed bump when a week-one buyer who had made a higher offer failed to transact. Week-two offers came in lower than the vendors’ initial expectations.
“Through full transparency of the buyer position, it literally took a weekend of discussions, but the owners were really happy because they had a safe sale and they were ready to move on,” Anna says.
The property exceeded Blair Athol’s median house price of $1.075 million, according to PropTrack data. The suburb joined the million-dollar market in November 2024.
