The sale followed a tightly organised launch, with the campaign structured to take advantage of early January buyer activity and minimise time on market.

Anna received the contract of sale at 4.55 pm on Friday 17 January. Her team checked, loaded and listed the property online that evening, then advertised a Saturday open house for the single-level home on 608 square metres.
The decision to list on a Friday evening and open the home the following day in early January proved effective in capturing buyer momentum at the start of the year.
Buyer momentum builds
The three-bedroom, two-bathroom property with two-car spaces attracted 20 families to the inspection and generated 24 enquiries. Three contracts were issued, resulting in eight offers.
The $1.015 million sale price sits $105,000 above Ambarvale’s current median of $910,000 for three-bedroom houses, according to Domain. The suburb continues to show competitive conditions, with relatively short average days on market.
“The buyer was eager to communicate, was very happy to be made aware of the situation with other interested parties,” Anna says.
“They were ready to go with their pre-approval, asked all the right questions and were happy to be helped.”
The private treaty sale settled with contract dated 18 January, showing how prepared buyers and clear timing decisions can significantly shorten transaction timeframes, even in competitive market conditions.
Vendor feedback
