Amanda Cepero has secured $2.225 million for a four-bedroom house at 34 Larentia Street, Currumbin Waters, after the original buyers returned to purchase following an earlier contract collapse.
The private treaty campaign began with expressions of interest and a closing date. Amanda achieved a contract at a higher price, but it included a condition the buyers needed to sell their own property first.
When the first deal fell through
When that sale didn’t proceed as planned, Amanda kept both parties informed throughout the waiting period. She maintained weekly contact with the buyers to track their progress while keeping the vendors updated on each stage.
“I just kept the vendors informed with the stages of the buyers selling their property,” Amanda said.
“I stayed in contact with the buyers weekly, just to see how they were going with their sale.”
The property remained actively marketed during this time, generating two additional offers. Neither reached the vendors’ expectations, but Amanda kept those buyers engaged while the original purchasers worked to sell their own home.
Managing multiple offers
Amanda’s approach balanced transparency with discretion. She kept competing buyers aware of ongoing interest without revealing specific price points, and some increased their offers over time.
“I did have that conversation with the sellers given we’d come to a standstill with one of the buyers,” Amanda said.
“But they were pretty adamant with their price and I didn’t pressure them. I just gave them my advice.”
That professional honesty built trust. The vendors understood Amanda’s market assessment but chose to hold their position, and Amanda supported that decision.
The buyer profile
The successful buyers were downsizing from acreage and searching for privacy without compromising on space or income potential. They had lived on dual occupancy previously and were drawn to this property’s configuration allowing them to occupy the upper level while renting the lower.
“The property is elevated and doesn’t have any neighbours encroaching on you which is that’s what they liked,” Amanda said.
Before committing, the buyers inspected six other properties to ensure they were making the right choice. Two unsuccessful buyers remain active in the area, still searching for comparable properties.
The Currumbin Waters appeal
Currumbin Waters sits in the southern Gold Coast, offering elevated properties with privacy and water views. The suburb appeals to buyers seeking a balance between acreage-style space and proximity to beaches, similar to neighbouring Elanora and Palm Beach.
Forward market view
Amanda’s advice for future vendors centres on strategic planning rather than passive listing.
“You just can’t put a property on the market and hope for the best,” she said.
“You do have to put a plan in place, whether that’s auction or expressions of interest with a closing date. There are still plenty of buyers around. There’s a lot more property on the market, so it is competitive, which is why you need to be strategic.”
The vendors’ relief when the original buyers returned for a final inspection and committed demonstrates the value of patience combined with active market management.
