“That outcome allowed them to confidently move on and secure their next home, which is always the goal.”
For vendors considering selling in the current market, Aaron’s advice is direct: avoid overpricing and let competition do the work.
“Don’t overprice,” he said. “That’s the biggest mistake — it can turn buyers away before they even step through the door.”
“If you price in line with the market and comparable sales, you create competition. And that competition is what ultimately drives the price up.”
The buyer profile
The successful buyer was a local purchaser planning to owner-occupy the home, which the vendors welcomed.
“They were a local buyer planning to move in themselves,” Aaron said. “The sellers were really happy with that outcome.”
“They’d taken great care of the home, so it meant a lot to know it was going to someone who would do the same.”
