Nicholas Armstrong-Smith from Century 21 Armstrong-Smith has sold a one-bedroom Chatswood apartment off-market for $661,800 after just one inspection, drawing on more than 20 years of building-specific expertise.

Nicholas secured the December sale of Unit 123/809-811 Pacific Highway through a buyer database that stretches back more than two decades.

The one-bedroom, one-bathroom unit with balcony and communal rooftop pool – located in the Leura building – sold without formal marketing after a single inspection, a result the agent attributes to his unique history with the building.

Building a two-decade advantage

Nicholas’ connection to the Chatswood high-rise began when he worked for Meriton, assisting to sell all 202 apartments of the plan over 20 years ago.

“I’ve been involved in this building for the last 20-plus years. I recall the 8 level hole in the ground for the carpark and was the first to swim in the rooftop pool upon completion” Armstrong-Smith said.

“Every year we sell several apartments in the building, so we’ve got an incredible database of prospective purchasers – both owner-occupiers and investors.”

That ongoing involvement has created a self-reinforcing cycle: each transaction adds buyer and seller intelligence, while the agent’s intimate knowledge of floor plans, building management and community dynamics continues to attract new listings.

Vendors save on marketing, gain on outcome

The sellers had been in conversation with Nicholas for approximately two years before deciding to proceed with the sale in recent months.

“They were super pleased that we were able to sell the property without spending lots of money on marketing,” Nicholas said.

“[We sold it] to someone that we had on our database for an incredible result.”

The $661,800 price reflects strong buyer confidence in a competitive Chatswood market, where apartment values have remained resilient despite broader economic headwinds.

Forward pipeline remains strong
