Nicholas Armstrong-Smith of Century 21 Armstrong-Smith in Bondi Junction has secured a $925,000 sale for a one-bedroom unit at 7-15 Newland Street, with the property settling in just one week on Christmas Eve.
The one-bedroom, one-bathroom apartment with sunroom and single car space was listed for auction but ultimately sold through private treaty after the scheduled auction event, with three interested parties competing for the keys.
Nicholas says the accelerated settlement timeline delivered an unexpected Christmas bonus for his vendors, with all parties working cohesively to achieve the fastest settlement his office has recorded.
“We had a potential purchaser who came along and looked at the property multiple times – he was quite keen to purchase the property before the festive period,” Nicholas says.
“We were amazed that the property exchanged and settled within one week, which is the quickest settlement we’ve ever had. It showed that when the solicitors, the agent, the vendor and the buyer all work together, you can get a terrific, very quick result.”
Local expertise drives competition
The sale marks another success for Nicholas’s team in the 7-15 Newland Street complex, with the agency having sold multiple units in the building over the past 12 months.
With the Century 21 Armstrong-Smith office located just doors from the property, the team’s intimate knowledge of the building and surrounding Bondi Junction precinct proved valuable in positioning the campaign and managing buyer expectations.
“Our office is located just a few doors up from this particular building and we know the building very well,” Nicholas says.
“We were super pleased to have sold this apartment and many others in Bondi Junction over many years, and we look forward to assisting many more clients in 2026 and beyond.”
Market context
The $925,000 result sits above Bondi Junction’s current median one-bedroom unit price of $830,000, according to Domain data.
With a rental yield of 2.7 per cent across the suburb and strong buyer activity continuing through the final weeks of the year, Nicholas’s campaign captured demand from motivated purchasers seeking to settle before the holiday period.
Contracts exchanged on 18 December 2024.
