“We followed a process by launching the property on a Thursday – we were able to see any new listings that had come on the market prior to listing,” Carl said.

“Our marketing came on at $1.2–1.3 million, had four offers and competition took it above expectations at the sale price of $1,361,000.”

The four-bedroom, two-bathroom house with double lock-up garage attracted immediate interest, with the Thursday launch providing a competitive advantage by revealing the week’s new inventory before the weekend rush.

The campaign delivered on multiple vendor priorities beyond price, with the seven-day timeline and flexible settlement terms meeting their specific requirements.

“Vendors were very happy with the process, the results and the short days on market, and lined up the settlement to also suit their preferences,” Carl said.

According to Domain, Wonga Park’s median house prices indicate a premium market, particularly for larger homes with four and five bedrooms. Domain also reports that the average days on market for four-bedroom houses in Wonga Park sits at 115 days, making the 7-day result an outstanding outcome.

The sale demonstrates how strategic launch timing combined with accurate comparable analysis can create competitive tension even in premium price brackets, with the four offers pushing the result $61,000 above the top of the marketing range.
