Cotality Research Analyst Caitlin Fono reports that 2,708 homes are scheduled for auction across the combined capitals this week, marking both the busiest auction week since early June and the sixth busiest week of 2025 so far.
“Sydney is set to host 1,167 auctions this week, which if they all proceed, will be the city’s second busiest auction week of the year to date,” Ms Fono said.
“This represents an 18.1 per cent increase on last week’s figures and sits 19.8 per cent higher than the same week last year.”
The surge in Sydney contrasts with Melbourne, which is experiencing a slight decline in auction volumes despite maintaining strong overall numbers.
“Melbourne is set to see 1,109 homes go under the hammer this week, down 11.2 per cent on last week when 1,249 auctions were held,” Ms Fono said.
She said that Melbourne’s figures remain slightly higher than the same period last year, when 1,098 auctions were conducted across the city.

Among the smaller capital cities, Brisbane is positioning itself as the most active auction market this week.
“Brisbane is set to host the busiest auction market among the smaller capitals this week, with 205 homes scheduled to go under the hammer, up from 127 last week,” Ms Fono said.
Adelaide and Canberra are maintaining steady auction volumes, with 108 and 106 auctions scheduled respectively, while Perth’s market remains relatively quiet with just 13 auctions planned. Tasmania has no auctions scheduled for the week.
Last week’s results showed promising signs for the market, with the combined capitals achieving a clearance rate of 68.2 per cent across 2,587 auctions.
“This represents a slight improvement from the previous week’s 67.4 per cent, which was the lowest clearance rate since the beginning of August,” Ms Fono said.
“Compared to the same period last year, when the success rate was 60.8 per cent, the market is showing significantly stronger performance.”
Adelaide emerged as the standout performer among all capitals last week with a clearance rate of 77.1 per cent, despite this being a slight decrease from the previous week’s 78.5 per cent.
Looking ahead, Ms Fono said that the auction market is building toward an even stronger performance.
“Next week is gearing up to be the busiest week of the year, with 3,220 homes currently scheduled for auction across the combined capitals, 1,732 of which are in Melbourne,” she said.
