Ray White gives family home the Hollywood treatment in new property film starring Richard Roxburgh

In a cinematic twist on the traditional property listing, Ray White has turned a Sydney family home into the set of a full-scale film production starring acclaimed actor Richard Roxburgh, best known for Rake, Mission: Impossible 2 and Van Helsing.

To succeed in Australia’s crowded real estate market, sometimes you have to think outside the box (office, that is).

With a lot of Tinseltown magic, Ray White has upped the ante, bringing Hollywood to the newly listed 33 Shorebird Parade, Greenhills Beach, to create an all-out action blockbuster seller video starring Richard Roxburgh (Mission: Impossible 2, Van Helsing and Rake) and Ray White Sutherland Shire’s very own top agent, Tiffany Perez. 

The property video was shot by award-winning director Nash Edgerton and a crew whose credits include some of Hollywood’s biggest films such as The Matrix and Star Wars, turning an everyday property video into a tongue-in-cheek production packed with thrilling stunts and eye-popping views.

“We set out to make a Hollywood director’s version of a property video. We looked at various houses and agents, and this one felt like the perfect fit for what we were trying to achieve,” he said.

“For me, it’s always about creating something entertaining that people enjoy watching, and in this case, something that also helps sell the house. Richard and I have crossed paths many times over the years, so it was also great to reconnect after all this time.”

Turning what could be a standard property video into a cinematic showcase worthy of the silver screen, No.33 The Movie sees Roxburgh playing a potential buyer who will do whatever it takes to stay in the home, sneaking and dashing through its rooms before finally leaping off a second-story balcony into the pool.

“This project seemed like a fun and creative way to help a couple to sell their family home – a movie in miniature, drawing on the skills of Nash Edgerton and some madcap Hollywood nostalgia, including wire stunts, a screwball chase sequence and a pool plunge,” he said. 

“Having bought and sold a home I understand the ups and downs.”

Agent Tiffany Perez (in her debut role) parachutes into the film’s opening frame in high heels before taking audiences on a tour of the stunning luxury five-bedroom home that she is marketing.

The property is scheduled to go to auction on-site on November 29 at 11am.

The property, owned for six years by firefighter and flight attendant Glenn and Lorraine Jackson, was selected to feature in the film following insights from millions of buyer searches on Ray White’s NurtureCloud.

It reflects what buyers are most searching for in 2025: four to five bedrooms (60%), two bathrooms (53%), a garden (20%), air conditioning (25%), a home office space (15%), and located near the water (25%).

Data was sourced from Ray White’s national property database, analysing 110,921 houses listed for sale across Australia between 1 January 2024 and 25 August 2025.

  • The most sought after home by buyers in 2025 is a four to five bedroom (60%), two-bathroom (53%) family home with a garden (20%), air conditioning (25%), a space to work from home (15%) that’s located near the water (25%).
  • 60% of Australians are searching for four to five bedroom homes, reinforcing the family home as the top priority.
  • 53% of Australians want two bathrooms, showing family-friendly layouts are in demand.
  • 20% of Australian buyers want gardens (strongest demand in NT at 54%, followed by VIC at 16% and NSW at 13%).
  • Air conditioning tops comfort features, especially in NT (61%), QLD (35%) and WA (15%).
  • Many also want a study for work-from-home, while pools, sheds and solar panels remain secondary search priorities
  • Coastal living remains popular, with Maroochydore, Pimpama and Deception Bay (all QLD) featuring in the top 20 buyer hotspots.
