Ray White Dalkeith | Claremont, Western Australia’s highest-performing real estate office, is positioning itself for its next phase of growth with strategic appointments that blend fresh ambition with proven expertise.
Vivien Yap has renewed her franchise agreement with Ray White as the blue chip western suburbs agency welcomed Breanna Ridge-Singh as a partner, responsible for the growth of the business’ property management portfolio.
Ms Ridge-Singh brings impressive credentials to the role, having just completed a two-year stint with Ray White’s Western Australian corporate team.
And in a move that signals generational continuity, Vivien’s oldest son Matthew Yap, 22, has also recently become a stand alone sales representative, transitioning from a planned career in dentistry, like his father, to follow his mother into real estate.
The appointments come as the agency celebrates 81 per cent growth this year and sits sixth internationally within the Ray White network.
“We have worked hard to build a strong foundation. I have more than tripled my results from five years ago, and I hope to quadruple my results in the next five years,” Ms Yap said.
“My team and I are ambitious. There is a genuine feeling of having each other’s back and knowing we’re all supported. The best really is yet to come.”
The agency, now comprising 18 agents servicing sales, property management and project sales across Perth’s affluent western suburbs, has achieved this growth in what Ms Yap describes as one of the toughest local markets for stock.
“I believe in leadership and we’ve invested in building a strong leadership team in recent years with Sales Director Nicole Gibbs and Operations Manager Maddy Saccoccia which is further strengthened with my partnership with Breanna,” she said.
“If you can perform now, you’ll do even better when choice returns.”
Matthew Yap’s entry into the business marks a significant shift from his original career trajectory.
Having completed a Bachelor of Biomedical Science at UWA, he was preparing for the Graduate Medical Schools Admissions Test when a conversation with his father, dentist Johannes Yap, prompted him to reconsider his options.
“I would never ever in a million years go back now,” Matthew said.
“I just love this.”
Last year he enrolled into a real estate registration course, without his mother’s knowledge, and soon he started life as an associate under his highly accomplished mother, later shifting to Adrian Loh’s team to learn a second perspective.
On July 1 this year, Matthew had stepped out as a solo sales representative with a business plan and big plans.
His first major milestone came last month with the auction of 3B Erica Avenue, Mount Claremont, which attracted 80 to 100 people and nine registered bidders, selling for $2.36 million.
Last weekend he auctioned his second ever property at 20A Adderley St, Mount Claremont which saw 11 bidders register and 5 active bidders pushed the price to $1,081,000.
Ms Yap is clear that family ties bring no special privileges within the business.
“I don’t give anything away,” she said. “You have to earn your place. We still spoil our boys but business is business. This is not an easy job, it’s seven days a week, long nights but Matthew is persistent and determined. He never complains, he’s a gorgeous kid.”
The agency’s success is underpinned by a structured approach that includes a sales manager, operations manager, marketing manager, and a comprehensive training program designed to develop associates into independent agents.
