SERHANT. expands to Las Vegas as luxury market heats up

Luxury brokerage SERHANT. has launched operations in Las Vegas, marking its fourth expansion this year and 14th office since the company's founding in 2020.

The firm’s entrance into the Las Vegas market represents its second location in the Southwest region and comes in response to growing client demand for properties in the area.

CEO and founder Ryan Serhant said increasing client interest was the primary driver behind the expansion decision.

“We’ve done referral business, myself and our agents, in Vegas for a long time with clients that either own in our other markets or just want to own an investment property there,” Serhant said.

The brokerage will be led by Las Vegas native Bill Oskilanec, who brings 20 years of industry experience to his role as managing broker. 

Mr Oskilanec previously served as director of operations at Las Vegas Sotheby’s International Realty.

SERHANT. is launching with approximately 30 top-performing agents who collectively represent more than $600 million in closed sales volume over the past 12 months.

Mr Oskilanec said he was excited to bring SERHANT.’s marketing and technology capabilities to the region.

“I think it’s going to be great for the city, great for marketing and all that,” Mr Oskilanec said. 

“To have another brand in the market that has international and global reach… I think it’s going to be a great thing for the agents here.”

The Las Vegas real estate market has experienced a significant transformation in recent years, evolving beyond its reputation as primarily a gaming and entertainment destination.

“I think the marketplace in Las Vegas has also changed drastically,” Serhant said. 

“Fifteen years ago, it was heavily controlled and the market was very heavy with the gaming industry… Las Vegas is now an amazing primary residence with incredible residential amenities, schools, places to work.”

The city now attracts residents from various industries including finance, technology, and the arts, drawn by Nevada’s business-friendly policies and lifestyle benefits.

Serhant highlighted several desirable communities in the Las Vegas area, including Summerlin, a master-planned community with 34 different neighbourhoods, and MacDonald Highlands, which he described as a “cool, desert oasis” with homes ranging from just under $1 million to tens of millions.

The expansion reflects SERHANT.’s strategic growth trajectory as it continues to establish itself in luxury markets across the country.

“I just think that Las Vegas is the definition of ‘momentum,’ and I think that if there’s any way to define me and SERHANT., it is ‘momentum,'” Serhant said. 

“And I think we’re here to build on that, to elevate that and make it even greater.”
